Alta or Bassa: the short answer
Modica Bassa, the lower town, is the central meeting point. It has Corso Umberto I with shops and places to eat, and the church of San Pietro as a landmark. Modica Alta is the upper town around San Giorgio. One of our examples below sits in the quarter between San Giorgio and Santa Teresa.
Neither part is simply flat or simply quiet. The regional tourism portal describes the town as a place of stairs, lanes and viewpoints, so "central" does not automatically mean step-free. The better question is how you get from the nearest road to the front door with your bags. This guide is independent. It does not sell rooms and is not the official Modica tourism site.

Upper town and lower town compared
A decision aid, not a ranking. Room prices and quietness depend on the individual building.
| Modica Bassa (lower town) | Modica Alta (upper town) | |
|---|---|---|
| Orientation | Corso Umberto I and San Pietro | Around San Giorgio and Santa Teresa |
| Eating and shopping | Shops and restaurants on Corso Umberto I | – |
| Walking | Stairs and lanes in places | Stairs and lanes in places |
| Check before booking | Exact entrance and step count | Exact entrance and step count |
Do not assume that one part is quieter, cheaper or flatter. Ask the host about the street, the steps and the noise level.

Two examples, one trap
Examples of what the operators describe, not recommendations. Always confirm price and availability for your own dates with the property.
GH ModicAlta, in Alta
A guest house at Via Candelieri 14 in a historic building, in the quarter between San Giorgio and Santa Teresa. It has three separate rooms, each with a private bathroom, and a shared terrace.
Le Magnolie Boutique Hotel, historic centre
The town hotel is at Strada Campailla 24/25. The operator lists air conditioning, WiFi and a terrace, and a garage for bicycles and motorbikes. That is not car parking, so ask about your car separately.
The trap: Le Magnolie in Frigintini
The same operator also runs a separate house in Frigintini with 17 rooms, a private car park and a large pool. Those features belong to that house, not to the hotel in Strada Campailla. Check the address in your booking.
Parking and the restricted zone
Modica has a ZTL, a limited traffic zone where access by car is regulated. The zones and hours are set by the municipality and can change, so do not assume that you may drive up to your hotel in the evening. Do not assume that a hotel booking exempts you either. Ask your host in writing whether you may drive to the door and where to park, and note the answer.
The municipal police can answer questions about the rules on +39 0932 759211. Parking in the centre is paid, and rates and hours differ between sources, so read the signs. The multi-storey car park on Viale Medaglie d'Oro was only partly in use in 2026, according to local press. Do not count on it. More on arriving by car is in how to get to Modica.
Getting between upper and lower town
The city buses are run by SAIS Autolinee. In 2026 a single ticket costs €1.20 and a 90-minute ticket €1.50. The day ticket costs €5 and is valid on all city lines until midnight of the day you validate it, not for 24 hours. The coastal line to Marina di Modica costs €2.50 per trip and is not covered by the single or 90-minute ticket. You can buy on the website, in the app or at authorised sales points, and you must validate the ticket. Check the current timetable for your line before you rely on a late bus.
Ask before you book
Four questions that matter more than the star rating.
How many steps to the door?
Ask from the nearest place where a car or taxi can stop. Do not assume a lift or step-free access without the host's confirmation.
Can I drive to the property?
Ask about the ZTL, where to park the car and what it costs.
Which address exactly?
Check the street and number against the map, especially for chains with more than one house.
Is there a tourist tax?
Ask the host what applies for your dates and your party.

Modica works as a base for Ragusa Ibla and Scicli, both covered on this site. For Noto, see Noto and the baroque southeast. Planning a night in Syracuse first? That guide covers where to sleep there.
Where to stay in Modica: frequently asked questions
Is it better to stay in Alta or Bassa?
There is no general winner. Bassa has Corso Umberto I with shops and restaurants, and San Pietro as a landmark. Alta lies around San Giorgio. Choose by the exact entrance and the step count.
Is the old town step-free?
Not as a rule. The tourism portal describes stairs, lanes and viewpoints. Ask each host about the way from the road to the door.
Can I park at my hotel?
That depends on the property and on the ZTL. Ask in writing. The garage at Le Magnolie in Strada Campailla is for bicycles and motorbikes, not for cars.
How much is the city bus?
In 2026 a single ticket is €1.20, a 90-minute ticket €1.50 and a day ticket €5. The Marina di Modica line costs €2.50 per trip.
Does this site list room prices?
No. Prices depend on the date and the property, so check them with the property for your own dates.
